Pulse

360° hotel asset management and owner-side advisory and representation for operating hospitality assets.

About

Opening a hotel is only the beginning of the investment lifecycle. Once operational, hotel owners need to continually assess whether the asset is delivering against its business plan, whether the operator is performing effectively, and where intervention is required to protect and improve long-term value.

Pulse is Ascentis’ hotel asset management and owner representation service, providing owners with an independent view of performance across four interconnected areas: Finance, Customer, Process and People.

Led by experienced hotel operators and asset managers, Pulse works alongside ownership and the hotel operator to identify performance gaps, establish priorities and drive measurable improvement.

Our approach combines hospitality operations and asset management expertise with Ascentis’ wider capabilities across development, cost, procurement, design and project management.

Why Pulse?

Appointing a hotel brand brings operating expertise, systems and standards to the hotel. The owner still needs to understand how the investment is performing for him, what decisions need attention and whether operating and capital plans support the owner’s long-term vision and objectives. The Hotel operator continues to remain accountable for hotel operations, while Pulse helps the owner exercise informed oversight, owner-side support and representation.

We assess operating and financial information against the approved business plan, relevant market benchmarks and, test whether the hotel’s performance is consistent with its positioning, ownership objectives and agreed brand commitments. We help owners understand performance, identify the issues behind significant variances, assess key proposals and follow agreed actions with the operator.

For a first-time owner, Pulse also provides an experienced hospitality counterpart to help interpret reports, prepare for discussions with the operator and understand which decisions require the owner’s attention. Pulse supports owners of branded hotels and independent properties, including owners of a single standalone hotel. Our support is tailored to the property, its management arrangement and the owner’s objectives.

Hotel performance cannot be understood through financial results alone. Revenue and profitability are influenced by guest experience, operating processes, leadership, people, the condition of the physical asset and the decisions being made by the operator.

Pulse looks at these factors together. This 360° view helps owners understand how their hotel is performing, why gaps exist and where action will have the greatest impact.

The Pulse Framework

Pulse is an ongoing assessment and support programme for hotel owners. Working with ownership and the hotel’s operating team, we connect performance measures with the owner’s objectives, agree priorities for action, and review progress over time. The engagement is designed for a minimum period, allowing time to establish a baseline, support implementation and assess emerging results.

A hotel’s financial results are shaped by more than its P&L. Pulse assesses a hotel through four connected business perspectives. We examine the results the asset is delivering, the market and guest factors behind those results, the processes that shape performance, and the capabilities needed to sustain improvement.

Simply put, on behalf of the Owner, we identify where performance is on track, where it is falling short, and what needs attention.

Finance

Is the hotel converting its market potential into the revenue, profit and cash flow expected from the investment? We examine performance against budget and relevant benchmarks, including revenue mix, market share, departmental margins, payroll and operating costs.

Customer & Market

Is the hotel attracting and winning the right demand and delivering an experience that supports its market position and sustained future performance? We review segment and channel mix, rate positioning, competitive performance, guest feedback and reputation indicators.

Processes & Asset

Are the hotel’s operating practices and physical condition supporting efficient service and protecting the asset’s value? We examine productivity, operating processes, maintenance, capital priorities and issues that may affect service, cost or the guest experience.

People & Leadership

Does the hotel have the leadership, organisation and capabilities needed to deliver its performance plan and create sustainable value through its people? We assess whether the operator’s people practices are building the engagement, stability, skills and leadership capability needed to sustain the hotel’s performance. This may include employee satisfaction, turnover and retention—particularly in key roles—training coverage and effectiveness, capability gaps, and leadership development or succession.

The result is an owner-focused view of hotel performance, with findings linked to priorities for action – not just a set of observations.

What makes us different?

Hotel performance needs to be understood in context. Our perspective extends from hotel operations into the physical asset, bringing a 360-degree view to asset performance. Thus, our asset management advisory brings together the owner’s investment objectives, the hotel’s operating performance, its market position and an owner-side view of whether maintenance, refurbishment and capital plans are safeguarding the hotel’s quality and long-term value.

Grounded in hotel operations and ownership Ascentis’s hospitality work spans hotel operations, development and ownership. We understand how decisions about capital, people, service, space and brand standards affect the hotel’s commercial performance and the owner’s investment.

Hotel performance and the physical asset, considered together
We look beyond reported financial results to understand how the condition of the property, maintenance requirements, FF&E, brand standards, PIPs and capital needs may affect guest experience, operating efficiency and asset value. This may include:

  • Refurbishment and repositioning
  • Product Improvement Plans (PIP)
  • MEP and equipment upgrades
  • Energy and operating efficiency
  • Procurement
  • CAPEX planning
  • Design changes
  • Asset lifecycle requirements

Alongside the owner, from review to delivery

Pulse is a continuing owner-side engagement, typically for at least six months. We work with ownership and the operator to review performance, agree priorities and track progress. Where physical improvements are needed, Ascentis can draw on its cost, design, procurement and project delivery capabilities to develop scoped and costed plans and support implementation—keeping the owner’s vision in view throughout.

Pulse connects owner-side performance oversight with the practical understanding and delivery capabilities needed to improve the hotel and protect its long-term value.
