Mahananda Spa & Resort engaged Ascentis to lead the development of the Westin Resort & Spa, Himalayas, a 141-key luxury retreat perched in the foothills of Rishikesh. The site’s dramatic terrain and ecological sensitivity presented unique design and delivery challenges. The property overlooks a pristine valley and was envisioned as a premium wellness destination in northern India. 

The project required careful planning and coordination to balance architectural ambition with regulatory compliance. Set in a fragile ecosystem, the development faced stringent local codes and was temporarily halted by the authoritiesAscentis’ leadership ensured the project resumed without compromising quality or environmental responsibility.

Project Objectives

Achievements

Ascentis worked hand-in-hand with global architecture firm Smallwood to align the design with regional guidelines and environmental codes. This included reworking site planning and structural elements to protect existing biodiversity and limit land disturbance. 

Mountain logistics added further complexity. Narrow roads, unstable slopes, and seasonal disruptions like snow and landslides required disciplined scheduling and proactive risk planning. Labour accommodation, material delivery, and site access were redesigned for resilience. In these conditions, leadership mattered more than process.

Navigating a multi-month suspension due to litigation required careful stakeholder engagement, documentation readiness, and flexibility in delivery scheduling. Ascentis’ senior leadership stayed actively involved throughout to ensure risk mitigation and timely resumption. 

Impact and Future Outlook

The Westin Resort & Spa, Himalayas officially opened in January 2023, becoming Westin’s 11th property in India. It stands today as a model for how luxury hospitality can coexist with ecological sensitivity. 

By steering the project through regulatory complexity and environmental scrutiny, Ascentis demonstrated its ability to manage challenging resort developments in protected areas.
