Project Overview

In 2018, Shanta Holdings entrusted Ascentis with the project management of the Pinnacle, a groundbreaking commercial skyscraper located in Tejgaon, Dhaka. Upon its scheduled completion in December 2025, the 152.3-meter tall Pinnacle will stand as the second tallest building in Dhaka and the first 40-floor skyscraper, marking a significant milestone in the city’s architectural landscape. 

The congested urban environment of Tejgaon posed logistical challenges. Ascentis developed a phased construction plan with a highly details logistics plan, minimizing minimising disruption to the surrounding community while keeping the project on schedule.  

Project Objectives

  • Create a landmark commercial space in Dhaka’s skyline
  • Achieve the first international fire certification for a commercial high-rise building in Bangladesh
  • Achieve Platinum LEED certification
  • Fast-track construction and improve safety practices by implementing worldclass construction technologies 

Achievements

The Pinnacle project was marked by the strong spirit of collaboration between Ascentis and Shanta Holdings. The works were executed by Shanta Holdings in-house construction division, guided by Ascentis team. Throughout the project, Ascentis trained and educated Shanta Holding’s engineers to reach international standards, significantly elevating their expertise. This collaborative partnership, characterized by open communication, shared goals, and mutual respect, was instrumental in overcoming challenges and ensuring the project’s success. 

Ascentis implemented a set of practices and construction technologies that were new to Bangladesh and that led to faster 10-12 days floor cycles, a safer work environment for workers, and optimized construction costs : 

  • Deployment of aluminium system formwork for the first time in Bangladesh 
  • Wind tunnel testing and façade performance mock-up
  • A hydraulic self-climbing platform for added worker safety

Meeting Platinum LEED certification requirements in a developing urban area required careful planning and resource management. Ascentis implemented rigorous quality control processes and engaged local suppliers and consultants who met the project’s stringent sustainability criteria. Technical innovations that helped achieve the Platinum LEED Certification include:  

  • 6.8 COP Centrifugal Chiller positioned on the 20th floor
  • Double-glazed unitized facade system
  • Intelligent Building Management System
  • Advanced sewage and water treatment plants
  • Low-emission, heat-resistant glass systems 
  • UL certifiedUL-certified two-hour resistant doors
  • Pressurized fire staircase with advanced smoke detection systems

The Pinnacle is poised to redefine Dhaka’s skyline, serving as a symbol of progress and sustainability. Ascentis’ project management expertise has not only ensured the timely and responsible delivery of this landmark project but has also set a precedent for future developments in the region.
