JW Marriott, Delhi Aerocity: Fast-Tracking Construction

The JW Marriott Delhi Aerocity was envisioned as a flagship hotel next to Indira Gandhi International Airport and strategically positioned between Gurgaon and South Delhi. The development included guestrooms, multiple dining venues, a spa, and one of the largest event spaces in the capital, a 12,100 sq ft pillarless ballroom.

The project began in 2009 with a planned 30-month construction programme. Despite significant disruptions caused by airport-related restrictions, it was completed in 2013. Ascentis led project, design, cost, tender, and construction management. Through efficient planning, close coordination, and decisive leadership, the hotel was delivered on schedule and under budget.

Challenges

More than 100 working days were lost due to airport authority restrictions. The programme had to be re-sequenced and activities compressed to recover lost time. 

The hotel combined guestrooms, restaurants, spa, ballroom, and extensive public areas. Managing delivery across multiple stakeholders and contractors required strong project controls.

The lobby’s centrepiece is a striking glass installation by San Francisco-based artist Nikolas Weinstein, comprising 35,330 hand-made glass tubes. Coordinating design, fabrication, and installation of this feature required detailed planning and precision.

Achievements

Despite stoppages and a compressed schedule, the project was completed in 2013 in line with the original 30-month programme.

Efficient space planning by the architect and disciplined cost management ensured the project was completed under budget. 

The Weinstein lobby installation became a signature feature, enhancing the hotel’s design identity.

The property was awarded “Best Luxury Hotel of the Year” at HICSA 2014.

The JW Marriott Delhi Aerocity is a benchmark for fast-track hotel delivery in India. The project demonstrated how disciplined project management, efficient design, and decisive ownership can overcome delays and deliver a landmark hospitality asset. Today it remains Marriott’s flagship in India and a defining property in Delhi’s Aerocity district.
