Hyatt Place: Setting the Benchmark for Fast-Track Hotel Delivery in India

In 2012, SAMHI Hotels appointed Ascentis as their Project Manager for the development of India’s first Hyatt Place in Gurgaon’s Udyog Vihar. This 176-key greenfield project was positioned in India’s highly competitive mid-market hospitality segment, with a mandate to meet tight budget constraints and a statutory delivery deadline.

Ascentis led this development through design, procurement, and construction. The project was completed in just 22 months, achieving handover and operational readiness ahead of schedule. The hotel went on to receive the Best Hotel of the Year (Upscale Category) award at HICSA, South Asia’s largest hospitality conference.

Through granular planning and resource-loaded schedules, Ascentis sequenced multiple work fronts and mobilized 24/7 construction shifts. All procurement and fit-out activities were synchronized to reduce idle time and keep critical paths moving.

Application of BIM

3D modeling of architectural and MEP systems enabled faster shop drawing production, better coordination, and on-site service setting-out precision. BIM also supported quantity estimation and waste reduction, helping maintain budget controls.

Innovative Construction Methods

Facing skilled labour shortages, Ascentis introduced leased modular formwork systems and gypsum board walls for greater construction speed, but also higher quality.

Targeted Value Engineering

A full review of materials and built-up areas enabled smart cost-saving decisions, redirecting funds to construction systems that improved efficiency. The result was a high-performing asset delivered at a cost advantage over its peers.
