Courtyard & Fairfield by Marriott: India’s Most Efficient Dual-Brand Hotel

In 2011, Ascentis was appointed by SAMHI Hotels to deliver a complex dual-brand hospitality development in partnership with Marriott International. Located oin Bangalore’s Outer Ring Road corridorIndia’s densest corporate zonethe project needed to meet tight capital expenditure targets while delivering premium guest experiences for two distinct hotel brands under one roof. 

Project objectives

Achievements

We achieved an industry-leading efficiency of 62 m² GFA per key, which was an unprecedented benchmark for Marriott in India. This was made possible by rethinking back-of-house zones, rationalizing basement, whilst ensuring that revenue-generating areas were maximized. Every square meter worked harder. 

Our team worked closely with Marriott’s technical services to fine-tune layouts, driving efficiency while elevating guest experience. A redesigned Fairfield bathroom prototype—with improved flow and better daylight access—originated here and was later rolled out as a standard across India. 

When the lead contractor faced financial setbacks mid-project, we restructured delivery without delay. Modular formwork was introduced to fast-track structure completion, while ancillary scopes were redistributed to secondary contractors. Our proactive management preserved the programme and protected the fit-out timeline. 

With shared kitchens, plant rooms, and BOH zones, precise design and procurement coordination was essential. We ensured these systems supported both hotel operations while meeting stringent compliance normsdelivering operational cost savings over the asset’s lifecycle.
