Property Improvement Plan

We assess the existing asset and define the full scope of works required to meet target brand and performance standards. We review MEP systems, operational equipmentinteriors, façade, and guest areas to identify deficiencies and upgrade requirements, providing you with a clear, structured PIP grounded in actual building condition rather than assumptions.

Architectural Space Planning Feasibility

We evaluate whether the existing asset can physically support international operator requirements and identify spatial gaps. We analyse current area allocation across BOH, MEP, F&B, and guest functionsidentifying insufficient or non-compliant functional areas taking zoning requirements into consideration. Finally, we develop detailed area programme aligned with operator standards along with feasibility layouts.

We translate the agreed PIP into a construction-ready PEP with a detailed cost plan with a realistic Capex commitment baseline for renovation decisionsa tendering & procurement strategy for all FF&E and equipment items and a robust Master Schedule with activity sequencing and dependencies.
